Condos are selling like hot cakes these days. They make for an ideal accommodation for your vacation and offer you luxurious living. But, don't get tempted into buying a condo just because they are so popular. There are several things that you need to know before you finally zero in on the decision of buying a condominium.
Though there are several things associated with buying a condo, it is the rules and regulations pertaining to their purchase that matter the most. Over the past few years, the rules and regulations for mortgage of condominium have changed immensely.
In April 2009, the guidelines for buying a condo were made stricter by Fannie Mae and Freddie Mac. Both of them are government run mortgage companies. As per the newly imposed restrictions, people looking forward to buy condos will find it difficult to get a finance through both these companies. This makes a mortgage even more expensive.
Another thing that you must check before you settle down for a particular condo is the location. It would be a bad idea to buy a condo in a suburban area if you are looking for calm and quiet surroundings. Go in for a condo that is located near a beach or somewhere far from the urban area, if you wish to relax. The location of your condominium should ideally depend upon the purpose you want to use it for.
Maintenance is one very important consideration that you must take into account before you zero in on any particular option. Of course, condos offer you the option of luxurious living. But like every luxury, they too come at a cost. The bigger your condo is, the more maintenance it is going to demand. So, take into account the cost of maintaining the property before you go ahead and give it a final nod.
Some people look for additional facilities in their condo. These facilities could be a gymnasium, swimming pool, tennis court, waiting area and the like. If you too want these facilities added in your condo, then you have the option of sharing these facilities or owning them personally. Most apartments offer shared facilities. So, in case you want privately owned facilities, you may need to look for private lands.
Lastly, you need to check for security arrangements. Buying a condo in a far away place may give you the kind of solace you are looking for, but may pose security issues. Also, most condos come with 24X7 security systems. In case, your condo does not offer any such security system, you will need to consider the cost of security too.
Owning a condo is a good idea indeed, but make sure that you check for the above mentioned things before you buy one.
